How managing Under the Fire!

Have you ever worked with a “wanna be” firefighter? No, I’m not talking about the heroic men and women who ride in red trucks with sirens blaring and spend their days saving lives. I’m talking about the person in the cubicle next to you who lets things go up in smoke, then erupts in a stream of activity trying to settle the crisis.

We all know a few. Some are co-workers, others managers and sometimes even we are the guilty party. “Wanna be” firefighters in the office rarely accomplish as much as those around them who work at a steady pace. Why? Unskilled fire fighting detracts from real productivity and leaves the culprit either too exhausted or too exhilarated to accomplish much in the aftermath.

If your office is going up in flames because you’ve been letting things go, you may want to invest in learning a few “crisis management” skills.

1. Schedule it
Okay, I know that a calendar has no magical powers to keep things running smoothly, but if you never sit down and plan the next step you definitely won’t be focused. 2. Get some Glue

How Many Golfers Can Cope With Back Pain!

Many golfers experience back pain. The golf swing is an unnatural motion that can cause some unusual stresses. In some cases, golf does not necessarily cause the pain, but a golf swing can aggravate old injuries and escalate stiffness into painful spasms.

I have rarely made it through a season without experiencing at least one bout of back pain from golf. There have been times it has been so severe that I thought I may have to give up the sport. But over time, I have found a few things that help me golf pain free and, if I do experience some pain, speed recovery. Of course these tips are meant for people experiencing pain from the normal stresses and strains that come from participation in sport and are not meant for people who have injuries or are recovering from chronic conditions.

1. Exercise

A couple of years ago I ran across a regimen developed by Dr. Chico Caldwell, a professor at the University of Iowa. This series of exercises was not developed for golf specifically, but is an overall strength and flexibility program. Even so, I have found it to be extremely beneficial for avoiding back pain by keeping abdomen and back muscles toned. The whole series of exercises takes about an hour. Twice a week seems to be enough frequency to maintain muscle tone. No equipment is necessary.

2. Pre-game Warm-up

I personally don’t believe stretching cold muscles does much good. It is necessary to get cold muscles warmed up and the only way to do this is movement. Take a club and swing it like a baseball bat back and forth until you are puffing a bit, then take some easy practice swings, then go through your stretching routine.

3. Take It Easy on the Driving Range

I is always tempting to reach for the driver because you know that that all important drive on the first tee is coming up in a few minutes. But you will like do better if you warm up by hitting some easy shots with your six iron.

4. Walk

It may seem counter intuitive, but I have fewer problems with my back when I am walking the course than when I am using a cart. If you must use a cart, because of course or tournament rules, make sure you stretch when you get out and walk around as much as possible.

5. Rest

Very often I will not notice any pain during a game but will experience it the next day when I am riding my bike or working in the garden. Taking it easy between games will decrease onset of back pain. If you must do some lifting, use additional caution after a round of golf.

By paying attention to these things, you should be able to play without gulping handfuls of ibuprofen. But of course, this is just some common sense advice from one player to another and is not a substitute for professional help. If you do experience ongoing pain, consult a professional.

False Mortgage Ads Mean More Business

Looks can be deceiving. No true words were ever spoken, especially when spoken about mortgage ads. Knowing the lies stuffed in the average mortgage ad is the first step to becoming a better mortgage shopper. So, let’s get started.

Mortgage advertisements are not to be trusted.

A Good Faith Estimate (GFE) is legally required to show you costs, rate, payment, and cash needed to close. And in the hands of an ethical mortgage broker, you can bank on the numbers.

But all too often, that is the exception, not the rule.

Radio spots, newspaper advertisements, and TV commercials, are all designed to get the phone to ring, not give you real information.

The No Cost Mortgage Lie

The phrase “no cost” in mortgage ads is a case in point. There is no such thing as a “no cost” loan, and the state of California outlawed the phrase in mortgage advertising in their state, but that does help those of you outside California.

Many large banks and small mortgage lenders alike have used this lie in their national ad campaigns. They may call their program a No Fee or No Closing Cost loan, but regardless of the name…it is one of the most deceptive of mortgage advertisements.

To understand this lie, you must understand in order for the bank or lender to make your loan a “no cost or no fee loan, they must jack up the rate. I don’t see how anyone could consider a rate 1% or more above a normal rate is not “costing” the customer.
It is.

The Low Ball Rate Quote Lie

Mortgage advertisers always low-ball rates in their ads. I once worked for a company and the branch manager consistently low-balled the rate for the Sunday Newspaper display ad, saying when I questioned him on it, “Hey, I’m not paying $1200 for the ad and not getting the phone ring.”

So don’t believe rates quoted in kind of mortgage advertisement.

Think about it…every mortgage customer has a different credit score, loan-to value, and income picture, so how could one rate apply to all?

Simply put, it can’t.

The Missing Rate Lie

Also if the rate is mysteriously missing, that itself should raise a red flag!

When the ad on focuses on “closing costs” (or the lack of them) or the “flat fee”, or the low payments and therefore the amount of “savings” you’ll get….look out!

The Quicken Advantage loan ad campaign comes to mind. The ad said you could save $6000 a year with their loan. Sounds good right?

Wrong!

If you read the fine print, you would realize this mortgage had an adjustable rate and you only paid the interest with each payment.

This means if rates go up, you’ll lose any savings by having to refinance again. And to add insult to injury, you may not be able to refinance to get away from the rising rate since your balance has not moved, but your home value may have dropped.

Misleading ads are here to stay. So always be aware of the built-in deceptions when mortgage shopping or suffer the consequences.
